Buying a home can be one of the most exhilarating and rewarding experiences imaginable.  It does not, however, become reality until you've considered multiple options and finalized numerous home specifications.  In fact, upon reviewing locations, styles and sizes not to mention amenities, finding your new home, maybe even your dream home, can prove quite confusing and time consuming.  To help keep you organized, prioritized and on track, there are two specific tools you can employ to assist in your new home search.

Making A Wish List

A wish list is nothing more than a list of everything you've ever dreamed of having in your house including its location, size, and of course amenities.  Such a list might include proximity to schools, work and shopping, storage space or room for expansion, maybe hardwood floors and a fireplace.

On first pass, many items may seem to be in conflict with each other:  You want transportation routes to be handy, yet you want a quiet and peaceful neighbourhood.  You migh want to take advantage of the city, yet live in the suburbs.  Questions of lifestyle are crucial components of a wish list.  Do you like to stay in on Saturday nights or do you prefer to be close to the action?  Do you travel frequently?  Are you contemplating purchasing a boat in the near future?

Once you get this information down on paper, try organizing it into a concrete sentence:  "I want a four bedroom, three bathroom home with a large garden, new kitchen, lots of closets, a wood-burning fireplace, within fifteen minutes to the office, church and high school."  That's a good start.

Reality Lists

Now prioritize these items and think about which ones you would trade for others.  This compromise now serves as your reality list: a helpful tool to help you define and distinguish your needs as well as your wants.  For example, would you give up a wood-burning fireplace if it meant having a two car garage?  Could you get by with a smaller house if it means you'd be closer to a specific school district?  In essence, write down everything you can't live withour for the next five years.

By setting priorities you've provided your REALTOR® with concrete guidelines.  From there, your REALTOR® can take your specifications and match them to homes listed in the Multiple Listing Service (MLS®).

If you're honest about what you want, the inconsistencies and conflicts will come out.  By sharing with a REALTOR® information about your daily lifestyle and routines, buyers are better able to centre-in on homes that will best fit your needs, wants and budgets.

Organizing a wish list and reality list will help focus your mind on what you really want.
